Amenities, Policies and Rates



Rates do not include city and state tax. State tax is 6% and city tax is 5%. We do not understand why anyone would come to a bed and breakfast and not want breakfast, but there are a few who do, so for those folks, the following rates apply. Your best value is to have breakfast.

Your rest is very important to us and so is ours. Sharon needs a 10 hour minimum time between your check-in and your breakfast - 8 hours to sleep and 2 hours to prepare your breakfast. If you arrive after 9pm, please don't expect an early full breakfast to order. Guests who arrive late and want an early breakfast will be given a continental breakfast in their room. Let Sharon know ahead of time if you will need a continental breakfast in your room. Rates are the same for a full breakfast to order as they are for a continental breakfast. Continental breakfast may include fresh fruit in season, prepackaged juice or milk, and a homemade baked item. The only hot item available for continental breakfast is coffee, tea, or cocoa.

10% discount is given for active duty military, families, seniors - age 65+, groups, Route 66 members, and mid-week stays (Sunday - Thursday), excluding holidays and special events. Multiple night stays receive a 25% discount for each night. No other discounts apply. We offer a generous discount for multiple night stays because we don't change your sheets or clean your room after your arrival. If you want your sheets changed every day and your room cleaned daily, then regular rates apply. Crib Charge $25.00 /stay

Amenities
The Garden Room and Marcia's Room have 25" color, closed captioned TV's with Cable and VCR/DVD players. All rooms have desks and free high speed wireless internet. All rooms have ceiling fans, central heat and air, and clock radios. There is a guest refrigerator on the second floor. Guests may watch our movies or bring their own. Other amenities available on request are: laundry service, iron/ironing board, and copy machine. Full service breakfast is served from 6:00am until 11:00am as chosen by our guests. Guests will choose their breakfast from our breakfast menu at least the night before, otherwise, it is cook's choice.

Bathrooms
We have a total of 3 full baths, 2 on the second floor, and one on the first floor. We don't book more than 2 couples at a time so each guest has their own bathroom on the second floor. All bathrooms are off the hallway. If a third person or couple wants to stay when we have already booked 2 couples (or persons in two guest rooms), the 3rd couple or person may use the bathroom on the first floor (private access) if desired. Bathrobes are provided for guest use or you may bring your own.

Policies
Pets: Only housebroken pets are allowed. Should your pet damage the property in any way, you will be expected to cover that damage. Please let us know in advance if you will have a pet with you. Owners must pick up after their pets. Pets must be on a leash when outside our home (city ordinance).

Children
Since most of our guests come to get away from it all, including their children, children are welcome when accompanied by their parents and no other guests are staying. Parents are responsible for their children. There can only be 2 persons per guest room (state law).

Credit Cards
We accept Master Card and Visa or you may use Pay Pal. Guests may also pay by personal check at least 2 weeks in advance, traveler's checks, or cash. A deposit covering 50% of your stay is required when making reservations if you want your room(s) guaranteed.

Cancellation Policy
Deposits are refunded with at least one week notice less a $25 administrative fee and are forfeited with less than 1 week notice, unless we are able to rebook the room(s) that night, then the $25 fee applies. Rooms cannot be held without a deposit; although you will be notified, if possible, if someone else books the room(s) you wanted.

Check In: After 4PM (Unless prior arrangements have been made)

Check Out: By Noon

Please note that check in and out times are intended to give us time to properly prepare for your arrival. We need to change sheets, vacuum, scrub, and sanitize. Guests arriving before 4PM will be charged an additional 1/2 day (except for dropping off luggage if arriving by train or if agreed to by innkeeper). Exceptions can only be made with advance notice. Guests staying past noon will be charged an additional 1/2 day. If you arrive before 4PM and leave after 12 noon, you will be charged for 2 days. Your understanding is greatly appreciated.
